Field inspection and reporting app for a certified home inspection firm

Highsense Infotech built a mobile inspection and reporting platform for a certified home inspection firm, supporting nine distinct inspection types from pre-purchase to thermal imaging, with offline capture and a branded client report generated on site.

The problem

A home inspection is a limited, non-invasive examination of the condition of a home, carried out by a trained and certified inspector who then prepares and delivers a report of their findings to the client. The report is the deliverable - and it was the bottleneck. Inspectors were capturing findings on paper and photographs on their phones, then rebuilding both into a document back at the office, often the same evening and sometimes days later.

The firm also runs nine distinct inspection types, and they are not the same job. A pre-purchase inspection, a new home inspection and a thermal imaging inspection have different scopes, different checklists and different report formats. A single generic template could not serve all of them, so inspectors were adapting a general form by hand and the output varied by whoever wrote it.

Connectivity made it worse. Basements, crawl spaces, rural properties and new-build sites frequently have no usable signal, so anything that needed a live connection failed exactly where inspections happen.

What Highsense Infotech built

We built an offline-first Flutter app with a distinct template per inspection type. The inspector picks the job type and gets the checklist that belongs to it - pre-purchase, pre-sale, new home, thermal imaging, renovation construction, tune-up maintenance, home education, priority maintenance information package or problem solving - each with its own scope, sections and report layout.

Findings are captured room by room and system by system, with each element rated on a defined condition scale rather than in free text, and photographs attached to the specific element being rated. Thermal images from imaging inspections are handled alongside standard photographs so a temperature anomaly sits next to the finding it evidences. Everything is stored on the device and syncs when a connection returns, so a dead zone never stops an inspection.

The report generates on the device. The client receives a branded document with findings, condition ratings, photographs and recommended priorities, issued before the inspector leaves the property rather than days later. Because the condition scale and the templates are defined rather than remembered, two inspectors working the same property produce comparable reports.
